Council has prepared a proposal for the urban development of land along John Oxley Drive, Port Macquarie, south of Lindfield Park Road. The draft proposals comprise:
a draft amendment to Port Macquarie-Hastings Local Environmental Plan (LEP) 2011,
a draft Koala Plan of Management,
a draft amendment to Port Macquarie-Hastings Development Control Plan (DCP) 2013,
associated Voluntary Planning Agreements.
The draft planning agreement is available for download from the document library.
This proposal is being re-exhibited with some changes arising from issues raised the previous exhibition. The changes are all within Volume 1 of the exhibition Planning Proposal, with no changes to Volumes 2 to 4 (Appendices C to J). The changes relate to:
Revisions to draft LEP:
Land Zoning Map – the land proposed to be Residential will all be zoned R1 General Residential
Floor Space Ratio Map – for all the land proposed to be Residential the maximum floor space ratio will be 1:1
Height of Buildings Map - for all the land proposed to be Residential the maximum building height will be 11.5m, except for a 20m wide strip on the eastern side where the maximum building height will be 8.5m
Revisions to draft DCP:
Additional content in Sewerage Services, primarily relating to limits on development yields on the land proposed to be zoned Residential until additional capacity is available using the Thrumster sewerage network.
There is no need to resubmit submissions already received – these will still be considered by Council.
Any person may inspect the proposal and make a written submission until the close of business Wednesday 24 January 2018.
